The terms and conditions governing your use of Star Ships Real Estate services, platforms, and website.

1. Introduction
These Terms of Service ("Terms") govern your access to and use of all services, platforms, and communications provided by Star Ships Real Estate Brokerage LLC ("Star Ships", "Starships RE", "we", "us", or "our"), a company registered in Dubai, United Arab Emirates and licensed by the Real Estate Regulatory Agency (RERA) under the Dubai Land Department (DLD).
These Terms apply to:
- Our website at www.starshipsre.com (the "Website").
- The Starships RE mobile application available on iOS and Android (the "App").
- Our tenant and owner self-service portals (the "Portals").
- All brokerage, property management, and advisory services we provide (the "Services").
- Communications via WhatsApp, email, telephone, or any other channel.
By accessing our Website, downloading our App, using our Portals, engaging our Services, or communicating with us through any channel, you agree to be bound by these Terms. If you do not agree, please discontinue use of our platforms and Services immediately.
2. Definitions
- "Client" means any individual or entity that engages Star Ships for brokerage, property management, or advisory services.
- "Tenant" means any individual or entity that leases or intends to lease a property through Star Ships.
- "Owner" / "Landlord" means any individual or entity that lists property with Star Ships for leasing, sale, or management.
- "User" means any person who accesses our Website, App, or Portals.
- "Property" means any residential or commercial real estate unit listed on or managed through our platforms.
- "Transaction" means any completed tenancy agreement, sale agreement, or property management engagement facilitated by Star Ships.
- "Introduction" means the act of identifying, recommending, or arranging a viewing of a Property for a Client, whether in person, via digital communication, or through our platforms.
3. Services We Provide
Star Ships Real Estate provides the following services in accordance with UAE law and RERA regulations:
3.1 Residential and Commercial Leasing
Property search and shortlisting, viewing arrangement and accompaniment, lease negotiation, tenancy contract preparation, Ejari registration assistance, and move-in coordination including DEWA setup guidance.
3.2 Property Sales Brokerage
Buyer and seller representation, comparative market analysis, property valuation guidance, transaction coordination, DLD transfer support, mortgage referral facilitation, and post-sale handover assistance.
3.3 Property Management
Tenant sourcing and vetting, rent collection and cheque management, maintenance coordination and contractor management, tenancy renewal and termination processing, periodic property inspections, financial reporting, and regulatory compliance on behalf of property owners.
3.4 Investment Advisory
Market analysis, rental yield assessments, capital appreciation projections, portfolio diversification guidance, and community-level growth analysis for property investors.
3.5 Tenant and Owner Services
Move-in and move-out coordination, DEWA and utility setup guidance, Ejari processing, security deposit management, maintenance request facilitation, contract renewal negotiations, and ongoing tenancy support.
3.6 Digital Platform Services
Property search and filtering on our Website and App, saved searches with email alerts, property comparison tools, schedule-a-viewing functionality, self-service Portals for tenants and owners, push notifications, document access, and real-time communication channels.
4. Eligibility
To use our Services and platforms, you must:
- Be at least 18 years of age.
- Have the legal capacity to enter into binding contracts under UAE law.
- Provide accurate and truthful information when requested.
- Comply with all applicable UAE laws and regulations, including immigration and residency requirements.
- Not be subject to any sanctions, restrictions, or prohibitions under UAE law that would prevent you from engaging in property transactions.
If you are acting on behalf of a company or other legal entity, you represent that you have the authority to bind that entity to these Terms.
5. Account Registration and Portal Access
5.1 Account Creation
Certain features of our platforms — including the Tenant Portal, Owner Portal, saved searches, and the mobile App — require account registration. When creating an account, you agree to:
- Provide accurate, current, and complete information.
- Maintain the security and confidentiality of your login credentials.
- Immediately notify us of any unauthorised access to your account.
- Accept responsibility for all activity conducted through your account.
5.2 Portal Services
Our Tenant Portal provides access to tenancy contract details, payment schedules, maintenance requests, document downloads, and communication with your assigned property manager. Our Owner Portal provides access to property performance reports, tenant information, income statements, maintenance logs, and vacancy updates.
Portal access is granted in connection with an active service agreement. We reserve the right to suspend or terminate portal access if the underlying service relationship ends or if these Terms are violated.
5.3 Account Termination
You may request account deletion at any time by contacting us. We may retain certain data as required by law or regulatory obligation (see our Privacy Policy). We may suspend or terminate accounts that violate these Terms, remain inactive for an extended period, or are associated with fraudulent or unlawful activity.
6. Mobile Application
6.1 Licence
We grant you a limited, non-exclusive, non-transferable, revocable licence to download and use the Starships RE App on your personal device solely for the purpose of accessing our Services. This licence does not grant you any rights to the App's source code, underlying technology, or trade secrets.
6.2 App-Specific Terms
- The App requires an internet connection; certain features may be unavailable offline.
- Push notifications are used for transaction updates, viewing reminders, maintenance status, and alerts. You may disable notifications in your device settings.
- The App may request device permissions (camera, location, storage) to enable specific features. You may decline permissions, but some functionality may be limited.
- You are responsible for maintaining a compatible device and operating system version.
6.3 App Store Terms
Your download and use of the App is also subject to the terms of the applicable app store (Apple App Store or Google Play). In the event of any conflict between these Terms and app store terms regarding the App, the more restrictive provision applies.
7. Brokerage Commission and Fees
7.1 Standard Commission
- Tenant Commission: Typically 5% of the annual rent (or as agreed in writing), payable upon signing the tenancy contract and Ejari registration.
- Buyer Commission: Typically 2% of the sale price (or as agreed in writing), payable upon transfer of title at the Dubai Land Department.
- Landlord/Seller Fees: As per the individual listing agreement or property management contract between Star Ships and the property owner.
7.2 Additional Service Fees
- Ejari Registration: As quoted at the time of service.
- Contract Renewal Processing: As agreed in the service or management contract.
- Property Management: Monthly or annual management fees as specified in the property management agreement.
- Early Termination Processing: Administrative fees for handling early lease termination, as disclosed in advance.
- Maintenance Coordination: Service charges where applicable under the property management agreement.
7.3 Payment Terms
- All fees are exclusive of VAT where applicable under UAE Federal Tax Authority regulations.
- Payment is due as specified in your service agreement or upon successful completion of the Transaction.
- Commission becomes payable when the Transaction is successfully completed (i.e., tenancy contract signed for leasing; title transferred for sales).
- Accepted payment methods include bank transfer, cheque, and other methods as communicated by our accounts team.
- Late payments may incur administrative charges as specified in your service agreement.
8. Client Obligations
When engaging our Services, you agree to:
- Provide accurate personal, financial, and identification information as required for tenancy applications, property transactions, or regulatory compliance (including KYC and AML requirements).
- Attend scheduled viewings on time or provide at least 4 hours' notice of cancellation.
- Respond to time-sensitive communications (offers, counter-offers, document requests) within reasonable timeframes to avoid losing transaction opportunities.
- Not engage directly with landlords, sellers, developers, or other parties introduced by Star Ships in an attempt to circumvent our brokerage Services.
- Honour payment obligations as agreed in your service agreement, tenancy contract, or management agreement.
- Inform us promptly of any changes to your requirements, contact details, financial circumstances, or residency status that may affect the Transaction.
- Not use our Services, platforms, or information for speculative or fraudulent purposes, including but not limited to false enquiries or market manipulation.
- Cooperate with our team to provide documentation required for regulatory compliance in a timely manner.
9. Anti-Circumvention
If you are introduced to a Property by Star Ships — whether through a viewing, property details shared via any channel (including WhatsApp, email, Website, or App), or referral — and you subsequently complete a Transaction for that Property within 12 months of the Introduction, our full commission remains payable regardless of whether the Transaction was completed through us, directly with the other party, or through another broker.
This clause exists to protect the professional efforts and intellectual property invested in matching clients with suitable properties. Attempting to circumvent this obligation is a material breach of these Terms and may result in legal action to recover the commission owed plus associated costs.
10. Property Listings and Information
While we take every reasonable effort to ensure accuracy — including physical inspections and verification of listed properties — information on our Website, App, and marketing materials is provided for informational purposes and may be subject to change without notice.
- Availability, pricing, and specifications are indicative and subject to confirmation at the time of enquiry.
- Photographs, virtual tours, and floor plans may not reflect the current condition of the Property.
- Quoted prices may not include applicable fees, charges, service charges, or taxes.
- Area measurements are approximate and may differ from title deed or as-built measurements.
- We do not guarantee that any listed Property will be available at the time of enquiry or viewing.
- Amenity descriptions reflect information provided by developers or building management and may be subject to change.
Final terms are those agreed in the signed tenancy contract or sale agreement. You should independently verify all material facts — including but not limited to area, condition, legal status, service charges, and permitted use — before committing to any Transaction.
11. Website and Digital Platform Use
11.1 Acceptable Use
When using our Website, App, and Portals, you agree not to:
- Use automated tools, scrapers, bots, or crawlers to extract data from our listings or platforms.
- Reproduce, distribute, or commercially exploit our content, listing data, or photographs without written permission.
- Submit false enquiries, spam, or malicious content through our forms or communication channels.
- Attempt to gain unauthorised access to our systems, user accounts, or administrative interfaces.
- Reverse-engineer, decompile, or disassemble our App or any component of our platforms.
- Upload or transmit viruses, malware, or any code designed to disrupt our platforms.
- Use our platforms to harvest contact information of landlords, tenants, or other users.
- Create multiple accounts to abuse platform features, promotions, or saved search limits.
- Use our platforms for any purpose that violates UAE law or these Terms.
11.2 Saved Searches and Alerts
Our saved search feature allows you to store property search criteria and receive email notifications when matching listings are published. By activating alerts, you consent to receiving automated emails based on your saved criteria. You may deactivate or delete saved searches at any time through your account settings or the Website.
11.3 Property Comparison
The property comparison tool is provided as a convenience to help you evaluate listings side-by-side. Comparison data is drawn from our listings database and is subject to the same accuracy disclaimers in Section 10.
11.4 Viewing Requests
Scheduling a viewing through our Website or App constitutes an enquiry, not a reservation. Viewing times are subject to confirmation and availability. We will make reasonable efforts to accommodate your preferred schedule.
11.5 Service Availability
We strive to maintain continuous availability of our digital platforms but do not guarantee uninterrupted access. Scheduled maintenance, system upgrades, or circumstances beyond our control may result in temporary unavailability. We will endeavour to provide advance notice of planned downtime where practical.
12. Communication and WhatsApp
By providing your mobile number and engaging with us, you consent to receiving communications via WhatsApp, SMS, and telephone for the following purposes:
- Property recommendations and listing alerts matching your requirements.
- Viewing confirmations, reminders, and schedule changes.
- Transaction updates, document requests, and payment reminders.
- Maintenance updates and service notifications (for managed properties).
- Market insights and investment opportunities (where you have opted in).
You may opt out of marketing communications at any time by informing us in writing or replying "STOP" to any WhatsApp marketing message. Transactional and service-related communications necessary for the performance of our contractual obligations are not subject to opt-out during an active engagement.
13. Intellectual Property
All content on our Website, App, and Portals — including but not limited to text, photographs, videos, logos, design elements, user interface design, software code, listing descriptions, market reports, and data compilations — is owned by or licensed to Star Ships Real Estate Brokerage LLC and protected by UAE Federal Law No. 38 of 2021 on Copyrights and Related Rights and applicable international intellectual property laws.
The Star Ships name, Starships RE logo, and all related marks, trade dress, and service marks are our exclusive property. No licence or right is granted to you by implication or otherwise to use any of our trademarks.
You may view and print content for personal, non-commercial use related to your property search. Any other reproduction, distribution, modification, or commercial use requires our prior written consent.
14. User Content and Feedback
If you submit reviews, testimonials, feedback, or any other content to us or through our platforms ("User Content"), you grant Star Ships a non-exclusive, royalty-free, worldwide, perpetual licence to use, reproduce, modify, and display such User Content for marketing, service improvement, and promotional purposes.
You represent that any User Content you submit is accurate, does not violate any third party's rights, and complies with UAE law. We reserve the right to remove any User Content that we consider inappropriate, misleading, or in violation of these Terms.
15. Property Management Specific Terms
If you engage Star Ships for property management services, the following additional terms apply in addition to your property management agreement:
- We act as your authorised agent for tenant interactions, rent collection, and maintenance coordination as specified in the management agreement.
- Rent collected is held in trust and disbursed to your designated account per the agreed schedule, less any applicable management fees and authorised expenses.
- Maintenance and repair expenditures exceeding the pre-authorised threshold require your written approval, except in emergencies threatening the Property or tenant safety.
- We provide regular financial reporting through the Owner Portal, including income statements, expense breakdowns, and occupancy updates.
- We do not guarantee occupancy rates, rental yields, or tenant behaviour. Our obligation is to exercise reasonable professional diligence in tenant sourcing, vetting, and property oversight.
- Termination of property management services is subject to the notice period specified in your management agreement, during which we will facilitate an orderly transition.
16. Limitation of Liability
To the maximum extent permitted by UAE law:
- Star Ships acts as an intermediary between parties and is not a party to any tenancy contract, sale agreement, or property management contract between you and a third party.
- We do not guarantee the condition, legal status, profitability, or suitability of any Property.
- We are not liable for any loss, damage, or expense arising from decisions made based on information provided by landlords, developers, tenants, or third parties.
- We are not liable for any loss or damage resulting from your failure to independently verify material facts about a Property or Transaction.
- Our total aggregate liability for any claim arising from our Services shall not exceed the commission or management fee paid to us for the relevant Transaction or the preceding 12 months of service, whichever is lower.
- We are not liable for indirect, consequential, special, or incidental damages, including but not limited to lost profits, lost business opportunities, loss of data, or reputational damage.
- We are not liable for the actions, omissions, or defaults of landlords, tenants, developers, government authorities, or any third party.
- We are not responsible for technical failures, data loss, or service interruptions affecting our digital platforms that are beyond our reasonable control.
17. Indemnification
You agree to indemnify, defend, and hold harmless Star Ships Real Estate Brokerage LLC, its directors, officers, employees, and agents from and against any claims, losses, damages, liabilities, costs, and expenses (including reasonable legal fees) arising from or related to:
- Your breach of these Terms or any applicable law.
- Your provision of inaccurate, incomplete, or fraudulent information.
- Your use of our platforms in violation of these Terms.
- Any dispute between you and a third party (landlord, tenant, buyer, seller) that does not arise from our negligence or wilful misconduct.
- Your failure to comply with regulatory requirements in connection with a Transaction.
18. Dispute Resolution
Any disputes arising from or related to these Terms or our Services shall be resolved as follows:
- Good Faith Negotiation: The parties shall first attempt to resolve the dispute amicably through direct communication within 14 days of written notice.
- Mediation: If negotiation fails, either party may refer the dispute to mediation under the rules of the Dubai Courts or DIFC Courts Mediation Service, with costs shared equally.
- Litigation: If mediation does not resolve the dispute within 30 days, either party may commence legal proceedings before the competent courts of Dubai.
For tenancy-related disputes, the Rental Dispute Settlement Centre (RDSC) has exclusive jurisdiction as established under Dubai Law No. 26 of 2007 (as amended).
Governing Law: These Terms are governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai.
19. Termination
19.1 Termination by You
You may terminate your engagement with Star Ships at any time by providing written notice (email to info@starshipsre.com is sufficient), subject to:
- Payment of any commission or fees earned prior to termination.
- Completion of any pending Transactions already in progress.
- Return of any documents, keys, or materials belonging to us or held in connection with our Services.
- The anti-circumvention obligations in Section 9, which survive termination.
19.2 Termination by Us
We may suspend or terminate our Services, your account, or your access to our platforms if:
- You breach these Terms or any applicable service agreement.
- You provide false or misleading information.
- You engage in fraudulent, abusive, or unlawful conduct.
- You fail to make payments when due.
- Continued service poses a legal or regulatory risk to Star Ships.
19.3 Survival
Sections 9 (Anti-Circumvention), 13 (Intellectual Property), 16 (Limitation of Liability), 17 (Indemnification), 18 (Dispute Resolution), and any accrued payment obligations survive termination of these Terms.
20. Force Majeure
Star Ships shall not be liable for any delay or failure in performing our obligations where such delay or failure results from circumstances beyond our reasonable control, including but not limited to: natural disasters, government actions or regulatory changes, pandemic restrictions, war, civil unrest, sanctions, system failures, cyberattacks, interruptions to telecommunications or utilities, labour disputes, or acts of God.
In the event of a force majeure event, affected obligations are suspended for the duration of the event. If the event continues for more than 60 days, either party may terminate the affected service engagement by written notice.
21. Privacy and Data Protection
Your personal data is collected, processed, and protected in accordance with our Privacy Policy, which forms an integral part of these Terms. By using our Services and platforms, you acknowledge that you have read and understood our privacy practices, including:
- The types of data we collect and how we use it.
- How we share data with landlords, government authorities, and service providers.
- Your rights under the UAE Personal Data Protection Law (PDPL).
- Our use of cookies and tracking technologies on our digital platforms.
- Data retention periods and international transfer safeguards.
22. Regulatory Compliance
Star Ships Real Estate operates under the regulatory authority of the Real Estate Regulatory Agency (RERA) and the Dubai Land Department (DLD). All our brokerage activities comply with:
- Dubai Law No. 7 of 2006 concerning Real Property Registration in the Emirate of Dubai.
- Dubai Law No. 26 of 2007 regulating the relationship between landlords and tenants (as amended).
- RERA regulations governing real estate brokers and brokerage firms.
- UAE Federal Decree-Law No. 20 of 2018 on Anti-Money Laundering and Combating the Financing of Terrorism.
- UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data.
You acknowledge that we may be required to collect identity documents, proof of funds, or other information to comply with our regulatory obligations, and that failure to provide requested documentation may prevent us from completing a Transaction.
23. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be severed from these Terms and the remaining provisions shall continue in full force and effect. The invalid provision shall be replaced with a valid provision that most closely achieves the original intent.
24. Entire Agreement
These Terms, together with our Privacy Policy and any signed service agreements, constitute the entire agreement between you and Star Ships regarding the subject matter herein. They supersede all prior discussions, representations, and agreements — whether oral or written — relating to the same subject matter.
In the event of any conflict between these Terms and a signed service agreement (e.g., listing agreement, property management agreement, or buyer representation agreement), the signed service agreement shall prevail to the extent of the inconsistency.
25. Changes to These Terms
We may update these Terms from time to time to reflect changes in our Services, legal requirements, or regulatory guidance. The revised version will be posted on this page with an updated "Last Updated" date.
For material changes that significantly affect your rights or obligations, we will make reasonable efforts to notify you via email or through our platforms. Continued use of our Services or platforms after changes are posted constitutes acceptance of the revised Terms. If you do not agree to the revised Terms, you should discontinue use of our Services and contact us to discuss termination.
