Who Pays for Repairs? Landlord vs Tenant Maintenance Responsibilities

Maintenance disputes are one of the most common issues between landlords and tenants in Dubai. Knowing who is responsible for what saves time, money, and frustration.

Landlord's Responsibility

  • Structural repairs (walls, roof, foundation)
  • Major plumbing and electrical systems
  • Central AC units and building infrastructure
  • Appliances provided with the unit (unless tenant damage)
  • Pest control for building-wide infestations

Tenant's Responsibility

  • Minor repairs from daily use (light bulbs, tap washers)
  • Damage caused by the tenant or guests
  • Regular cleaning and upkeep of the unit
  • Split AC filter cleaning and minor servicing
  • Pest control for issues limited to your unit

What to Do If There's a Dispute

Document the issue with photos, notify your landlord in writing (email or WhatsApp with timestamps), and allow reasonable time for repair. If unresolved, you can file a complaint with the Rental Dispute Settlement Centre (RDSC). Our team can advise you on the best approach.
