Maintenance disputes are one of the most common issues between landlords and tenants in Dubai. Knowing who is responsible for what saves time, money, and frustration.
Landlord's Responsibility
- Structural repairs (walls, roof, foundation)
- Major plumbing and electrical systems
- Central AC units and building infrastructure
- Appliances provided with the unit (unless tenant damage)
- Pest control for building-wide infestations
Tenant's Responsibility
- Minor repairs from daily use (light bulbs, tap washers)
- Damage caused by the tenant or guests
- Regular cleaning and upkeep of the unit
- Split AC filter cleaning and minor servicing
- Pest control for issues limited to your unit
What to Do If There's a Dispute
Document the issue with photos, notify your landlord in writing (email or WhatsApp with timestamps), and allow reasonable time for repair. If unresolved, you can file a complaint with the Rental Dispute Settlement Centre (RDSC). Our team can advise you on the best approach.
